Community Manager – District at Tar River (Student Living)

About the role

The Community Manager for the District at Tar River will lead day‑to‑day operations of this student‑living property. Reporting to senior management, you will oversee the on‑site team, ensure financial performance, and maintain compliance with housing regulations.

Key responsibilities

• Develop and monitor the property budget, analyzing financial statements and market data.
• Set rent rates, collect payments, process bank deposits and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate coding to the appropriate chart of accounts.
• Manage petty cash and control expenditures within approved limits.
• Oversee lease administration, including application approvals, renewals, inspections, notices, evictions and collection of fees.
• Build relationships with university housing and student affairs officials to stay informed of policy changes affecting the community.

Required profile

• Proven experience in multifamily or student‑housing property management.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act and related regulations.
• Ability to analyze budgets, financial reports and market trends.
• Excellent organizational and communication skills for vendor and resident interactions.
