Community Manager – Aventura RTP Property

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of the Aventura RTP property in Durham, NC. The role combines team leadership, financial stewardship, and regulatory compliance to ensure a high‑performing residential community.

Key responsibilities

• Manage daily property activities, supervise staff, and allocate resources to meet budgeted financial and operational goals.
• Develop and monitor budgets by analyzing financial statements, market data, and operational reports.
• Set rent rates, collect payments, process bank deposits, and prepare monthly financial status reports.
• Approve vendor invoices, verify insurance certificates, code charges correctly, and coordinate with accounting and owners.
• Control expenditures, maintain petty‑cash fund, and stay within approved budget limits.
• Oversee lease enforcement: approve applications, process renewals, conduct inspections, issue notices, manage evictions, and collect late fees.
• Monitor market and economic trends that could impact property performance and adjust strategies accordingly.

Required profile

• Experience in multifamily property management or community management.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and other relevant regulations.
• Proven ability to manage budgets, vendor relationships, and lease administration.
• Excellent organizational and communication skills.
