Commercial Leasing and Portfolio Associate

About the role

615 Ventures is seeking a Commercial Leasing and Portfolio Associate to join its Nashville real‑estate team. This deal‑focused position drives occupancy across a growing portfolio of retail, office, industrial and residential assets while also leading select projects on underutilized properties.

Key responsibilities

• Lead renewal efforts, including tenant outreach, key‑date tracking, business‑term negotiation and lease execution.
• Drive vacancy backfill by engaging brokers, sourcing prospects, coordinating tours, preparing deal summaries and maintaining disciplined follow‑up.
• Maintain an active leasing pipeline covering current vacancies, upcoming expirations and anticipated turnover.
• Negotiate LOIs, renewals, amendments and extensions with brokers, tenants and outside counsel.
• Build and cultivate proactive relationships with key tenants to understand their growth plans.
• Handle special‑situation lease work such as restructurings, blend‑and‑extend and recapture scenarios.
• Maintain leasing materials including availability schedules, rent comps, target tenant lists and deal pipelines.
• Lead execution on real‑estate projects like dark‑space backfill, building or land dispositions, highest‑and‑best‑use analysis and asset repositioning.
• Coordinate with brokers, attorneys, surveyors, engineers, architects, contractors and municipalities as needed.
• Prepare project summaries, market research and decision materials for ownership.
• Support acquisitions on the front end by sourcing leads through broker networks and screening opportunities.

Required profile

• Demonstrated experience in commercial leasing and portfolio management.
• Strong negotiation and deal‑execution skills.
• Ability to manage multiple projects and deadlines in a lean, entrepreneurial environment.
• Excellent relationship‑building capabilities with tenants, brokers and third‑party partners.
