About the role
The Service Technician ensures that the physical aspects of the property—including buildings, grounds, amenities and common areas—meet Greystar’s standards for cleanliness, safety and overall functionality.
Key responsibilities
- Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
- Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement and final quality checks.
- Manage inventory of tools, supplies and equipment, tracking usage and notifying supervisors of re‑order needs.
- Document service requests accurately and maintain paperwork for tracking and compliance.
- Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning and painting as needed.
- Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.
Required profile
- Adheres to Greystar’s safety and risk‑management policies, attends safety meetings and completes OSHA training.
- Inspects contractor and vendor work to verify quality, scope and compliance with specifications.
- Conducts routine property inspections to identify safety concerns and communicate maintenance needs to management.
- Works a flexible schedule, including evenings, weekends and holidays, and may be on call.
Required skills
- EPA Type 1 certification for refrigerant handling.
- EPA Type 2 or Universal certification for refrigerant recycling.
- Valid driver’s license (required for operating a golf cart on the property).
- Ability to lift up to 25 lb independently and up to 50 lb with assistance.
