Service Supervisor - Saiya

About the role

The Service Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities and common areas, meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Assist and complete work orders from resident requests, diagnosing defects and performing repairs per policies and codes.
• Oversee the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, parking and other common areas.
• Inspect work performed by service team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager within budget.
• Execute monthly preventative maintenance tasks as defined in company policies.
• Assist in budgeting for repairs, maintenance and capital projects and support cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.
• Provide courteous customer service to residents, responding promptly to inquiries and complaints.

Required profile

• High school diploma, GED or equivalent with relevant maintenance or trade experience.
• Ability to use hand tools, power tools, mechanical equipment and measuring devices safely.
• Logical problem‑solving skills and basic mathematical ability for financial and administrative tasks.
• Strong customer‑service and communication skills.
• Proficiency with internet, word processing, spreadsheet and database programs; property‑management system experience preferred.

Required skills

• EPA Type I certification (or Universal) for sealed HVAC systems.
• EPA Type II certification (or Universal) for sealed HVAC systems.
• Hand and power tool operation.
• Mechanical equipment and measuring device proficiency.
• Property‑management software familiarity.
