Restoration Project Manager

About the role

Cotton Holdings, Inc. is seeking an experienced Restoration Project Manager to lead property restoration projects from inception to closeout. You will act as the primary liaison between operations, customers, insurance adjusters, and subcontractors to ensure projects run smoothly, safely, and profitably.

Key responsibilities

• Communicate daily with operations to monitor project progress.
• Keep customers and insurance adjusters informed on all activities.
• Set and manage project budgets to ensure profitability.
• Coordinate buy‑outs, draw schedules, permits, and paperwork with subcontractors and vendors.
• Develop and enforce site safety plans and conduct toolbox meetings.
• Maintain accurate job files, contracts, and required forms.
• Process documentation for timely accounting.
• Provide daily project management reviews and feedback to operations.
• Maintain strong relationships with the insurance community and resolve client conflicts.

Required profile

• Bachelor’s degree or equivalent work experience.
• Extensive experience in heavy restoration projects.
• OSHA 10‑hour certification required; OSHA 30‑hour a plus.

Required skills

• Mitigation and remediation techniques.
• Structural drying and abatement.
• HVAC cleaning / duct cleaning.
• Air cleaning, air quality testing, and air purification setup.
• Fire damage restoration.
• Proficiency with Microsoft Office applications.
• Strong organizational, problem‑solving, and communication abilities.
• Valid driver’s license with a clean record.
