Preconstruction Manager - Design Build

About the role

SDV Construction is looking for an experienced Preconstruction Manager to lead estimating and early‑stage project strategy for commercial design‑build projects across Albuquerque, Santa Fe, Rio Rancho and the broader New Mexico market. The role blends conceptual estimating with client collaboration to deliver accurate, competitive budgets before construction begins.

Key responsibilities

• Lead preconstruction and estimating from concept through GMP development.
• Perform conceptual estimating, cost modeling, and value engineering.
• Guide clients through Design‑Build delivery, providing budget clarity.
• Conduct detailed plan/spec reviews, quantity takeoffs, and subcontractor bid analysis.
• Collaborate with business development, operations, architects, and engineers for cohesive project planning.
• Develop and manage subcontractor and vendor relationships to ensure competitive pricing.
• Utilize estimating software and CRM tools (PlanSwift, BuildingConnected, Excel) to track opportunities.
• Mentor estimating staff to promote consistency and process improvement.

Required profile

• 10+ years of preconstruction, estimating, or commercial construction project management experience.
• Proven expertise in conceptual estimating and Design‑Build delivery.
• Strong understanding of construction materials, methods, and market conditions.
• Experience collaborating with owners, architects, engineers, and subcontractors.
• Bachelor’s degree in Construction Management, Engineering, or related field preferred.
