Make Ready/Turn Technician

About the role

The Make Ready/Turn Technician ensures vacant apartments are restored to market‑ready condition by performing a range of technical and mechanical tasks. Working on the Emblem Park community, you will follow the make‑ready checklist to meet Greystar’s quality standards for occupancy.

Key responsibilities

• Complete all repairs and improvements to apartment homes prior to resident move‑in, following the community’s make‑ready checklist.
• Caulk and seal windows, sinks, toilets, bathtubs, and showers as needed.
• Inspect sheetrock for damage and repair or replace it.
• Perform touch‑up painting for vacant and occupied units as directed.
• Maintain grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, and painting curbs and signage.
• Support cost‑cutting initiatives by fixing rather than replacing parts whenever possible.
• Document completion of the make‑ready checklist and other maintenance records promptly.
• Follow safety and risk‑management policies, attend safety meetings, and complete required OSHA training.
• Provide courteous customer service, answer resident questions, and address maintenance complaints efficiently.

Required profile

• Ability to stand, walk, sit for extended periods and perform physical tasks such as bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined spaces.
• Capability to work indoors and outdoors in all weather conditions.
• Strength to lift up to 25 lb independently and up to 50 lb with assistance.
• Flexibility to work a Monday‑Friday schedule with rotating on‑call evenings, weekends, and holidays.
• Willingness to travel occasionally to assist other properties or attend training.
