Maintenance Technician – The Woodlands

About the role

The Maintenance Technician ensures that all physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality.

Key responsibilities

• Complete assigned work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Prepare vacant apartments for new tenants by conducting pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks and inspecting the finished work.
• Manage inventory of supplies, tools and equipment, track usage and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds, common areas and amenities by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as needed.

Required profile

• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb (50 lb with assistance) and work in all weather conditions.
• Flexible schedule including evenings, weekends and holidays, with on‑call duties as needed.
• Valid driver’s license for operating a golf cart where required.
• EPA Type 1 and II or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
