Maintenance Technician – The Core II

About the role

This role performs technical and mechanical work to ensure the building, grounds, amenities and common areas meet Greystar’s standards for cleanliness, appearance, safety and overall functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and making repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Manage inventory of tools, supplies and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning and painting as required.
• Support cost‑cutting initiatives by repairing rather than replacing parts and using materials efficiently.
• Inspect contractor work and assist with routine property inspections to identify safety and maintenance concerns.

Required profile

• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Flexible schedule including on‑call duties during evenings, weekends and holidays.
• Valid driver’s license for operating a golf cart where applicable.
• EPA Type I and II or Universal certification for refrigerant recycling and any state/local certifications required for service technicians.
