Maintenance Technician – Residential Property

About the role

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The role involves responding to resident service requests, completing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain common areas and amenities by cleaning, pressure‑washing, trash removal, and painting as required.
• Support cost‑control initiatives by repairing rather than replacing parts and using materials efficiently.

Required profile

• Adhere to Greystar’s safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents promptly.
• Inspect work performed by contractors and vendors to ensure quality and compliance with specifications.
• Assist with routine property inspections to identify safety concerns and communicate maintenance needs to management.
