Maintenance Technician – Property Maintenance

About the role

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Key responsibilities

• Complete assigned work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing them in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspection.
• Maintain inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects and crawl in confined spaces; lift up to 25 lb independently and 50 lb with assistance.
• Willingness to work in all weather conditions and on a flexible schedule that includes evenings, weekends and holidays.
• Compliance with Greystar’s safety and risk‑management policies, including OSHA training and prompt incident reporting.

Required skills

• EPA Type I refrigerant certification.
• EPA Type II refrigerant certification.
• EPA Universal refrigerant certification.
• Valid driver’s license (required for operating a golf cart on larger properties).
