Maintenance Technician – Murrieta, CA

About the role

The Maintenance Technician ensures that the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, on‑site position supports a lease‑up community of 322 units in Murrieta, CA, requiring on‑call availability and weekend work.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain common areas and grounds by cleaning, pressure‑washing, trash removal, and painting as required.
• Inspect contractor work, conduct routine property inspections, and report safety or risk concerns.

Required profile

• At least 1 year of property maintenance experience, preferably in a lease‑up environment.
• Ability to work flexible hours, including evenings, weekends, and holidays, and to respond to on‑call requests.
• Physical capability to lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
• Valid driver’s license for operating a golf cart when needed.

Required skills

• EPA Type 1 refrigerant recycling certification.
• EPA Type II refrigerant recycling certification.
• EPA Universal refrigerant recycling certification.
