Maintenance Technician II – Senior Building Engineer

About the role

The Maintenance Technician II supports the upkeep of residential buildings and grounds, prepares vacant rental units for new occupants, and works on‑call in downtown Houston. This full‑time, on‑site position requires a proactive, solution‑oriented mindset.

Key responsibilities

• Perform day‑to‑day maintenance and ensure the appearance of buildings and surrounding areas meets high standards.
• Prepare vacant rental units for occupancy, including cleaning and minor repairs.
• Visually inspect properties, report needed repairs or unusual conditions, and communicate findings to management.
• Respond promptly and courteously to employee and resident service requests.
• Maintain inventory of supplies and equipment, keeping work areas clean and tools in good condition.
• Follow OSHA standards and company safety policies at all times.
• Wear required uniform and maintain a professional appearance.
• Participate in on‑call rotation and perform other related duties as assigned.

Required profile

• High school diploma or GED.
• 1–3 years of related maintenance or building‑service experience.
• Ability to read and interpret work orders, safety rules, and maintenance manuals.
• Physical capability to climb ladders, lift up to 20 lb, and work in indoor and outdoor environments.
• Availability for on‑call duties and willingness to wear a uniform.

Required skills

• Computer proficiency with Microsoft Outlook, Excel, PowerPoint, and Word.
• Familiarity with common cleaning tools and semi‑skilled maintenance tasks.
• HVAC certification (preferred).
• EPA certification (preferred).
