Maintenance Technician – Full Time

About the role
The Maintenance Technician ensures that all building systems, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality. This full‑time position involves responding to resident requests, performing preventative maintenance and preparing vacant units for new occupants.
Key responsibilities
- Complete work orders from resident service requests and conduct preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
- Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final quality checks.
- Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
- Maintain documentation for all service requests to ensure accurate tracking and reporting.
- Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning and painting of curbs and signage.
- Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
Required profile
- Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
- Valid driver’s license for operating a golf cart where required.
- EPA certifications Type 1, Type 2 or Universal for refrigerant recycling, and any state or local certifications required for service technicians.
