Maintenance Technician – Broadstone Baybrook

About the role

This position performs technical and mechanical work to ensure the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and overall functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain documentation and paperwork promptly to ensure accurate tracking of service requests.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in safety meetings, complete OSHA training, and report accidents or incidents as required.
• Inspect contractor work and conduct routine property inspections to identify safety or maintenance concerns.

Required profile

• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
• Valid driver’s license (required for operating a golf cart on larger properties).
• Ability to perform physical tasks such as standing, walking, climbing ladders, lifting up to 25 lb independently (50 lb with assistance), and working in all weather conditions.
