About the role
The Maintenance Supervisor ensures that all building systems, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. This role combines hands‑on technical work with oversight of vendors and team members to keep the community operating smoothly.
Key responsibilities
- Respond to resident service requests, diagnose issues, and perform repairs in accordance with safety codes and company policies.
- Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and common spaces.
- Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope.
- Maintain inventory of spare parts and maintenance supplies, ordering as needed while staying within budget.
- Execute monthly preventative maintenance tasks and assist the Community Manager with budgeting for repairs and capital projects.
Required profile
- High school diploma, GED, or equivalent experience in property or building maintenance.
- Proven experience in property‑management maintenance or a related trade.
- Strong logical problem‑solving abilities and customer‑service orientation.
- Effective written and verbal communication skills for interacting with residents and team members.
- Basic mathematical skills for handling financial and administrative documents.
Required skills
- EPA Type I & II or Universal HVAC certification.
- Valid driver’s license (required for operating a golf cart on‑site).
- Proficiency with hand tools, power tools, mechanical equipment, and measuring devices.
- Experience with property‑management software and Microsoft Office (Word, Excel, database management).
- Knowledge of OSHA safety regulations and ability to maintain current MSDS documentation.
