Maintenance Supervisor – Waldorf, MD

About the role

The Maintenance Supervisor ensures that the community’s buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality while providing responsive service to residents.

Key responsibilities

• Assist and complete work orders from resident requests, diagnosing defects and performing repairs in line with policies and codes.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination and final quality checks.
• Develop and maintain standards for community grounds, amenities, building exteriors and common areas to reflect Greystar quality.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts, order supplies within budget, and execute monthly preventative maintenance tasks.
• Support the Community Manager in budgeting for repairs, capital projects and cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current and ensure compliance with OSHA and other safety regulations.
• Provide courteous customer service to residents, addressing maintenance inquiries and complaints promptly.

Required profile

• High school diploma, GED or equivalent experience in property or building maintenance.
• Proven experience with hand tools, power tools, mechanical equipment and measuring devices.
• Ability to read, write and communicate effectively with residents, team members and management.
• Basic mathematical skills for financial and administrative documentation.
• Proficiency with internet, word processing, spreadsheets and database programs; property‑management system experience preferred.

Required skills

• EPA Type I & II or Universal HVAC certification.
• Valid driver’s license for on‑site vehicle operation.
• Hand and power tool operation and maintenance.
• Mechanical equipment and measuring device proficiency.
• Property management software familiarity.
