Maintenance Supervisor (Lease-Up)

About the role

The Maintenance Supervisor (Lease-Up) ensures that all building systems, grounds, and common areas meet Greystar’s high standards for safety, appearance, and functionality. This position balances hands‑on technical work with oversight of vendors and the make‑ready process for new residents.

Key responsibilities

• Manage work orders from resident requests and routine upkeep, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Oversee the make‑ready process: conduct pre‑move‑out inspections, create punch lists, schedule vendors, procure supplies, complete maintenance tasks, and inspect finished work.
• Develop and enforce cleanliness and appearance standards for grounds, amenities, building exteriors, unit interiors, breezeways, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications, and implement corrective actions as needed.
• Maintain inventory of spare parts and maintenance materials, coordinating with the Community Manager to stay within budget.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.
• Lead safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety regulations.
• Provide excellent customer service by responding promptly and respectfully to resident inquiries and complaints.

• Strong attention to detail with the ability to assess and improve maintenance processes.
• Effective communication skills for interacting with residents, team members, and external vendors.
• Commitment to safety practices and compliance with OSHA and local regulations.
• Ability to manage inventory, schedule work, and control costs while maintaining quality.
