Maintenance Supervisor (Lease-up)

About the role

This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Key responsibilities

• Complete work orders from resident requests, diagnose issues, and perform repairs following policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for community grounds, building exteriors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager within budget.
• Execute monthly preventative maintenance tasks and support budgeting for repair, maintenance, and capital projects.

Required profile

• High school diploma, GED, or equivalent experience; experience in property‑management maintenance or a related trade.
• Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely and effectively.
• Strong logical problem‑solving skills and proficiency in customer service and interpersonal communication.
• Basic computer literacy with experience in internet, word processing, spreadsheets, and database management; property‑management system experience preferred.

Required skills

• EPA Type I and II (or Universal) certification for HVAC refrigerant handling.
• Hands‑on experience with HVAC systems, hand tools, power tools, and mechanical equipment.
• Valid driver’s license for operating a golf cart on the property.
