Maintenance Supervisor for Mid‑Rise Community

About the role

This role oversees and performs technical and mechanical work that ensures the interior and exterior of buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The position works Monday‑Friday, 8 am‑5 pm with a rotating on‑call schedule.

Key responsibilities

• Complete work orders from resident requests, diagnosing defects and performing repairs in accordance with policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for the appearance of grounds, amenities, building exteriors, interiors, signage, parking areas, and other common spaces.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager to stay within budget.

Required profile

• High school diploma, GED, or equivalent experience in property or building maintenance.
• Proven experience in property management maintenance or a related trade, with ability to safely use hand and power tools.
• Strong logical problem‑solving skills and proficiency in customer service and communication.
• Ability to read, write, and communicate effectively, and basic mathematical skills for financial documentation.

Required skills

• EPA Type I and Type II or Universal HVAC certification.
• Valid driver’s license for operating a golf cart on the property.
• Competence with hand tools, power tools, mechanical equipment, and measuring devices.
• Proficiency in internet use, word processing, spreadsheet, and database management programs.
