Maintenance Supervisor for Discovery Community

About the role

The Maintenance Supervisor ensures that all building systems, grounds, amenities and common areas of the Discovery community meet Greystar’s standards for cleanliness, safety and functionality. This full‑time position combines hands‑on technical work with oversight of vendors, contractors and the internal service team.

Key responsibilities

• Respond to resident work orders, diagnose problems and perform repairs in accordance with safety codes and company policies.
• Manage the make‑ready process for vacant units, including inspections, punch‑list creation, scheduling vendors and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, parking areas and common spaces.
• Inspect work performed by team members and external contractors to ensure compliance with specifications.
• Maintain inventory of spare parts, order supplies within budget and complete monthly preventative‑maintenance tasks.
• Assist the Community Manager with budgeting for repairs, capital projects and cost‑control initiatives.

Required profile

• High school diploma or GED with experience in property‑management or building maintenance.
• Ability to use hand tools, power tools and mechanical equipment safely and effectively.
• Strong customer‑service skills and the ability to communicate clearly with residents and team members.
• Basic computer proficiency (internet, word processing, spreadsheets, database management); property‑management system experience preferred.

Required skills

• EPA Type I, Type II or Universal certification for HVAC refrigerant handling.
• Hands‑on experience with HVAC systems, mechanical repairs and preventative maintenance.
• Proficiency with hand tools, power tools, measuring devices and safety equipment (MSDS, OSHA compliance).
• Valid driver’s license to operate a golf cart on the property.
