About the role
This role coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. You will handle all leasing activities, ensure resident satisfaction throughout the lease term, and secure lease renewals.
Key responsibilities
- Perform sales and leasing activities including prospect qualification, tours, application processing, credit and background checks, lease preparation and move‑in coordination.
- Inspect apartments before move‑in, ensure they are ready, and schedule maintenance for any issues.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and manage concessions and specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet advertising on platforms like Craigslist and Facebook.
- Utilize property‑management software (OneSite, Yardi) to track availability, record traffic, manage prospect data and generate reports.
- Maintain show units and marketing corridors to company standards, coordinating with maintenance for upkeep.
- Follow‑up with prospects and new residents via email, phone or thank‑you notes to ensure satisfaction and lease signing.
- Support lease renewal program by preparing renewal packages, contacting residents ahead of move‑out dates and securing signed agreements.
- Respond promptly to resident and owner inquiries, documenting issues and coordinating resolutions.
Required profile
- Minimum 2 years leasing experience with lease‑up focus.
- Weekend availability and flexible schedule, including evenings, weekends and holidays.
- Valid driver’s license and ability to operate a golf cart on the property.
- Physical ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance).
- All required state and local licensing or certifications.
Required skills
- Proficiency with property‑management software such as OneSite or Yardi.
- Experience using internet marketing tools including Craigslist, Facebook and email campaigns.
