Leasing Manager – High‑Rise Community

About the role

The Leasing Manager leads the community’s marketing, advertising, and leasing activities to achieve revenue, occupancy, and resident‑retention goals for a stabilized high‑rise property.

Key responsibilities

• Ensures revenue and occupancy goals by directing marketing, advertising, and sales activities, managing inventory of ready apartments, and setting rent pricing and concessions.
• Develops and implements short‑ and long‑term marketing plans, pricing strategies, and leasing incentives to boost traffic and leases.
• Creates print and internet advertising strategies, utilizes technology and property‑management software to generate reports and monitor results.
• Works with maintenance to ensure community appearance and safety, inspects ready units, creates mini‑models and merchandising techniques.
• Participates in the leasing process: generates traffic, qualifies prospects, prepares lease documents, and completes move‑in procedures.
• Analyzes financial, traffic and closing reports to identify performance issues and presents strategies to owners and managers.
• Oversees lease renewal program and resident move‑out assistance.
• Supervises leasing team: recruiting, training, performance management.

Required profile

• All state and local licenses or certifications required for leasing positions.
• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance).
• Willingness to work in all weather conditions and on a flexible schedule including evenings, weekends and holidays.
