Floating Service Supervisor – Property Maintenance

About the role

The Floating Service Supervisor oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders from resident requests, diagnose issues and perform repairs according to policies, safety standards and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas and other common spaces.
• Inspect work performed by service team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance supplies, ordering as needed while staying within budget.
• Perform monthly preventative maintenance tasks as outlined in company policies.
• Assist the Community Manager with budgeting for repairs, maintenance and capital projects.
• Conduct safety meetings, keep MSDS sheets current and ensure compliance with OSHA and other safety regulations.

Required profile

• High school diploma, GED or equivalent experience.
• Experience in property‑management maintenance or a related trade.
• Ability to use and maintain hand tools, power tools, mechanical equipment and measuring devices safely.
• Strong logical problem‑solving skills.
• Excellent customer service and interpersonal communication abilities.
• Proficiency with internet, word processing, spreadsheets and database programs; property‑management system experience preferred.
• Basic mathematical skills for handling financial and administrative documents.

Required skills

• EPA Type I and Type II (or Universal) certification for HVAC work.
• Proficiency with hand tools and power tools.
• Operation of mechanical equipment and measuring devices.
• Valid driver’s license for operating a golf cart on the property.
• Experience using property‑management software systems.

What we offer

• Hourly pay of $38.
