Floating Maintenance Technician

About the role

This position performs technical and mechanical work to ensure the building, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. The technician responds to resident service requests, conducts preventative maintenance, and prepares vacant units for new move‑ins.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely to ensure proper tracking.
• Maintain grounds and common areas by cleaning, pressure‑washing, trash removal, and painting as needed.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.
• Inspect work performed by contractors and assist with routine property inspections to identify safety concerns.

Required profile

• Physical ability to stand, walk, lift up to 50 lb with assistance, and work in all weather conditions.
• Flexible schedule including evenings, weekends, holidays, and on‑call duties.
• Valid driver’s license for operating a golf cart where required.

Required skills

• EPA Type I & II (or Universal) certification for refrigerant recycling.
• Proficiency in using standard maintenance tools and equipment for mechanical repairs.
