About the role
The Owner’s Authorized Representative (OAR II) acts as the District’s on‑site champion for large school construction projects. You will lead the full project lifecycle, ensuring schedules, budgets, and quality standards are met while protecting the educational mission.
Key responsibilities
- Provide full oversight of assigned projects from pre‑construction through financial closeout and DSA certification.
- Manage daily contractor activities, including schedule reviews, submittal tracking, and response to Requests for Clarification (RFCs).
- Monitor project budget and schedule on a monthly basis, adjusting forecasts to reflect field realities.
- Negotiate contractor change‑order proposals to secure fair pricing and minimize schedule impacts.
- Coordinate with public agencies and District departments to satisfy off‑site work requirements and internal policies.
- Lead delivery and installation of fixtures, furniture, and equipment (FF&E) to ensure schools are ready for students on day one.
Required profile
- Minimum 15 years of full‑time professional construction experience, with at least 5 years leading complex projects valued at $20 M or more.
- Bachelor’s degree in Architecture, Engineering, or Construction Management (or 20+ years experience with a CCM credential).
- Extensive knowledge of Division of the State Architect (DSA) processes and public‑works requirements.
- Proven ability to negotiate with contractors from an informed cost and schedule perspective.
- Safety‑first mindset with an OSHA 30 certification.
