Community Manager – Student Living (West Adams)

About the role

This position oversees day‑to‑day operations of the Co/Relate West Adams student‑living community. The Community Manager leads the on‑site team, manages resources, and ensures financial and operational goals are met while complying with company policies and housing regulations.

Key responsibilities

• Develop and monitor property budgets, analyze financial statements, and set rent rates to meet revenue targets.
• Approve vendor invoices, manage petty cash, and ensure proper insurance documentation.
• Oversee lease enforcement, resident applications, renewals, inspections, evictions, and collection of fees.
• Build relationships with university officials, communicate policies, and ensure compliance with FERPA, Title IX, ADA, and other regulations.
• Analyze market trends and implement leasing strategies to achieve occupancy goals.
• Respond to resident concerns, coordinate maintenance requests, and conduct regular property inspections.
• Recruit, hire, train, and supervise property staff, evaluating performance according to company standards.
• Maintain owner relationships through regular updates, tours, and performance reporting.

Required profile

• M.Ed, Bachelor’s or Master’s degree in Business Management, Communications, or related field.
• 4–6 years of experience in residence life or property management.
• Knowledge of equity, inclusion, and compliance issues affecting higher‑education housing (FERPA, Title IX, ADA, etc.).
• Strong written and verbal communication skills, with a diplomatic and compassionate approach.

Required skills

• Proficiency with property management software such as Yardi, OneSite, Entrata.
• Experience using database and spreadsheet tools (e.g., Excel, PeopleSoft, MaxPanda, THD).
