Community Manager for Aria Townhomes

About the role

The Community Manager will oversee daily operations of the Aria Townhomes, a single‑family community of 79 units. This role ensures financial performance, resident satisfaction, and compliance with all relevant regulations.

Key responsibilities

• Develop and manage the property budget, set rent rates, collect payments, and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate payments while maintaining the petty‑cash fund.
• Handle lease enforcement, including application approvals, renewals, inspections, evictions, and collection of fees.
• Analyze market trends and implement leasing strategies to meet occupancy and revenue goals.
• Respond to resident inquiries and complaints promptly, ensuring high satisfaction and retention.
• Supervise property staff: hire, train, evaluate performance, and ensure adherence to company standards.
• Maintain property appearance through regular inspections and oversight of maintenance activities.
• Communicate with owners, provide property updates, and address owner requests.

Required profile

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4‑6 years of property management, sales, marketing, or customer service experience.
• Ability to manage multiple priorities in a fast‑paced environment.
• Strong communication, conflict‑resolution, and customer‑service skills.

Required skills

• Proficiency with property‑management software (Entrata, Yardi, OneSite).
• Advanced use of Microsoft Office suite (Word, Excel) and database management tools.
• Internet and spreadsheet expertise for reporting and analysis.
• Valid driver’s license for operating a golf cart on‑site.
