PM Support Specialist – Building Maintenance & SAP

About the role

K+S Services, a SunSource company, is seeking a PM Support Specialist for the B100 Building Support Program. The role involves establishing and managing a robust preventive maintenance program for building equipment, including setup, scheduling, tagging, and spare‑parts procurement.

Key responsibilities

• Walk the facility to verify all installed equipment and visually/digitally tag assets.
• Build a complete asset register with equipment data and map locations for CMMS (SAP) use.
• Create preventive‑maintenance (PM) procedures based on OEM recommendations, assign frequencies and write detailed step‑by‑step instructions.
• Include LOTO requirements and safety steps for each task and identify required replacement parts, consumables, and tools.
• Develop PM plans for HVAC, fire suppression, diesel generators, chillers, overhead doors, lift platforms, elevators, and overall building systems.
• Identify critical spare parts, recommend inventory levels and reorder points.

Required profile

• High school diploma or equivalent required; associate degree or technical training preferred.
• Strong organizational and inventory‑management skills with attention to detail.
• Ability to manage multiple priorities and work independently in a fast‑paced environment.
• Effective written and verbal communication skills.
• Problem‑solving focus on process improvement and efficiency.
• General understanding of manufacturing environments and building management.
• Proficiency with standard office software and data‑tracking systems.

Required skills

• SAP (CMMS) for asset and maintenance tracking.
• HVAC systems (fan coils, AHUs, VAVs, exhaust fans, chillers, pumps, dampers).
• Fire suppression, diesel generators, chillers, overhead doors, lift platforms, elevators.
• Electrical systems (panels, ATS, generators, UPS, lighting).
• Plumbing systems (pumps, hot‑water systems, valves, backflow preventers).
• LOTO procedures and safety protocols.
