Maintenance Technician – The Gramercy (Raleigh)

About the role

Greystar is seeking a Maintenance Technician to support The Gramercy, a stabilized mid‑rise community in Raleigh, NC. The role ensures that all building systems, grounds, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with safety codes and company policies.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document all service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by removing debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Strong attention to detail for inspections, documentation, and inventory management.
• Capability to coordinate with vendors and contractors and follow established safety and procedural standards.
