Maintenance Technician – The Ballast on Salem

About the role

We are looking for a Maintenance Technician to join the team at The Ballast on Salem, a Greystar‑managed garden‑style community in Apex, NC. The role involves performing technical and mechanical work to keep the building, grounds, and common areas clean, safe, and fully functional.

Key responsibilities

• Complete resident‑initiated work orders and preventative maintenance tasks, diagnosing issues and repairing them in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly for proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing parts when possible and using materials efficiently.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Commitment to follow established safety procedures, company policies, and local code requirements.
• Attention to detail in completing inspections, documentation, and inventory tracking.
