Maintenance Technician – Atlantic Beach House

About the role

The Maintenance Technician will ensure that the physical aspects of the Atlantic Beach House property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time, onsite position works Monday‑Friday, 8 am‑5 pm, with a rotating on‑call schedule.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance by diagnosing defects and making repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, track usage, return unused items, and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds, common areas, and amenities by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.
