Leasing Professional – Avery Place Townhomes

About the role

The Leasing Professional will lead all leasing activities for Avery Place, a stabilized townhome community of 94 units in Charlotte, NC. You will be responsible for driving occupancy, revenue, and resident retention through effective marketing, leasing, and renewal strategies.

Key responsibilities

• Greet and qualify prospects, conduct community tours, and show available townhomes.
• Process applications, perform credit screenings and criminal background checks, and prepare lease and move‑in packages.
• Inspect units before move‑in, coordinate with maintenance to ensure apartments are ready, and oversee a smooth resident move‑in experience.
• Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and manage concessions and specials to boost occupancy.
• Design and execute marketing initiatives, including resident referral programs, employer outreach, and internet marketing via platforms such as Craigslist and Facebook.
• Utilize on‑site property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture demographic information.

Required profile

• Demonstrated ability to achieve community revenue and occupancy goals.
• Strong knowledge of local rental market conditions and competitor activity.
• Excellent customer‑service orientation with the ability to guide prospects through the leasing process.
• Detail‑oriented approach to unit inspections and move‑in coordination.
• Proactive mindset for developing and implementing marketing strategies.
