Floating Service Technician

About the role

The Floating Service Technician is responsible for maintaining the physical aspects of Greystar’s residential properties in Philadelphia. This role ensures that buildings, grounds, amenities and common areas meet the company’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance by diagnosing defects and making repairs in accordance with policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspection.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Comply with Greystar’s safety and risk‑management policies, attend routine safety meetings and follow all safety procedures.
