About the role
The Churchill is a stabilized 204‑unit garden‑style community in Durham, NC. Greystar is seeking a Community Manager to oversee daily operations, lead the on‑site team and ensure the property meets its financial and operational targets.
Key responsibilities
- Manage day‑to‑day activities of the property, including staff supervision and resource allocation.
- Develop and monitor budgets, analyze financial statements and prepare monthly performance reports.
- Set rent rates, collect rent and fees, process bank deposits and ensure timely posting.
- Approve vendor invoices, verify insurance certificates and coordinate with accounting.
- Control expenditures, manage petty‑cash and stay within approved budget limits.
- Oversee lease enforcement: review applications, approve discounts, conduct inspections, handle evictions and collect late fees.
- Monitor market and economic trends affecting the community and adjust strategies accordingly.
Required profile
- Experience in community or property management within multifamily housing.
- Knowledge of Fair Housing, ADA, Fair Credit Reporting Act and related regulations.
- Ability to analyze financial data and make budgetary decisions.
- Strong organizational skills and attention to detail.
