Associate – Real Assets Asset Management

About the role

Blue Owl is seeking an Associate to support its Real Assets portfolio. The role focuses on preserving and enhancing asset value while driving operational efficiency across property performance, lease administration, tenant relations, and development projects.

Key responsibilities

• Monitor property performance, coordinate with tenants and property managers, and assist with capital expenditure decisions.
• Manage build‑to‑suit development projects, overseeing draw/funding, schedule, budget, and risk mitigation.
• Conduct regular site visits to assess operations, capital improvement needs, and physical condition of assets.
• Lead the annual budget review and approval process for assigned properties and track performance against budget.
• Ensure lease compliance by tracking critical terms, deadlines, and tenant obligations.
• Build and maintain relationships with property managers, tenants, consultants, and external partners.
• Review tenant requests (subletting, capital expenditures, permits, alterations) against lease requirements and respond appropriately.

Required profile

• Bachelor’s degree in Real Estate, Management, Finance or Business Administration.
• 3‑5+ years of experience in asset management, property management, tenant relations, or development.
• Strong financial acumen with an understanding of cash‑flow drivers.
• Detail‑oriented with the ability to balance competing priorities.
• Excellent verbal, written and interpersonal communication skills.
