Service Supervisor – Union Knoxville Student Living

About the role

The Service Supervisor ensures that the interior and exterior of the Union Knoxville student‑living community meet Greystar’s high standards for cleanliness, safety, appearance, and functionality. This role combines hands‑on technical work with oversight of maintenance staff, vendors, and the make‑ready process for vacant units.

Key responsibilities

• Manage work orders generated from resident requests, diagnose defects, and perform repairs in line with company policies, safety standards, and code requirements.
• Oversee the make‑ready process: conduct pre‑move‑out inspections, create punch lists, schedule vendors, procure supplies, complete maintenance tasks, and inspect finished work.
• Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, and parking lots.
• Periodically inspect work performed by service team members and external contractors to ensure compliance with policies, quality standards, and specifications.
• Maintain an adequate inventory of spare parts and maintenance materials; coordinate with the Community Manager to order supplies within budget.
• Execute monthly preventative maintenance procedures as outlined in the policy manual.

Required profile

• Proven ability to diagnose mechanical or technical issues and perform repairs according to established policies and safety codes.
• Experience coordinating make‑ready activities, including inspections, vendor scheduling, and supply management.
• Capability to develop and enforce cleanliness and appearance standards for residential communities.
• Experience inspecting work of internal staff and external service providers to ensure quality and compliance.
