Maintenance Supervisor – Vista Williams Ranch

About the role

The Maintenance Supervisor ensures that all building interiors, exteriors, grounds, amenities and common areas at Vista Williams Ranch meet Greystar’s standards for cleanliness, safety and functionality. This role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Respond to resident service requests, diagnose issues, and perform repairs in line with company policies, safety standards and code requirements.
• Manage the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing repairs and final inspections.
• Develop and maintain standards for the appearance and cleanliness of grounds, amenities, building exteriors, unit interiors, breezeways, signage, parking areas and other common spaces.
• Inspect work performed by team members, contractors and vendors to ensure compliance with quality standards, scope and specifications, and implement corrective actions as needed.
• Maintain an adequate inventory of spare parts and maintenance materials, coordinating orders with the Community Manager while adhering to budget guidelines.
• Execute monthly preventative‑maintenance procedures as outlined in the policy and procedure manual.

Required profile

• Proven experience handling work orders and performing property maintenance tasks.
• Ability to oversee the make‑ready process and coordinate vendors and contractors.
• Knowledge of safety standards, building codes and preventative‑maintenance practices.
• Strong organizational skills for inventory management and budget adherence.
• Experience inspecting work quality and implementing corrective actions.
