Leasing Professional – Mid‑Rise Community

About the role

The Leasing Professional will coordinate marketing, leasing and renewal strategies for The Franklin at Crossroads, a stabilized mid‑rise community of 199 units in Raleigh, NC. The role focuses on achieving occupancy, revenue and resident retention goals through full‑cycle leasing activities and resident satisfaction.

Key responsibilities

• Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, preparing lease packages and ensuring smooth move‑ins.
• Inspect apartments before resident move‑in, confirm readiness and coordinate any outstanding items with the maintenance team.
• Monitor market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and apply community policies on concessions and specials to boost occupancy.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet marketing using platforms like Craigslist and Facebook.
• Utilize on‑site property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data and capture demographic information.

Required profile

• Strong customer‑service orientation with ability to greet and qualify prospects.
• Detail‑oriented approach to apartment inspections and move‑in preparation.
• Ability to analyze market trends and adjust marketing strategies accordingly.
• Effective communication skills for tours, resident interactions and coordination with maintenance.
