Leasing Professional for Sunscapes Community

About the role

The Leasing Professional will manage all leasing activities for the Sunscapes community, a 324‑unit garden‑style property in Myrtle Beach. The role focuses on driving occupancy, revenue and resident satisfaction through effective marketing, leasing and renewal processes.

Key responsibilities

• Greet and qualify prospects, conduct tours, show apartments and process applications, including credit and criminal background checks.
• Prepare lease agreements, move‑in packages and ensure a smooth resident move‑in experience.
• Inspect units before occupancy, coordinate with maintenance to resolve any issues and guarantee move‑in ready conditions.
• Monitor market and competitor activity, develop short‑ and long‑term marketing plans and apply concessions or specials to boost occupancy.
• Execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist, Facebook and email.
• Utilise property‑management software (OneSite, Yardi) to track availability, record leasing activity, manage prospect data and capture demographic information.
• Support resident satisfaction throughout the lease term and drive lease renewals.

Required profile

• Strong customer‑service orientation with the ability to engage and qualify prospective residents.
• Knowledge of leasing processes, credit screening and lease documentation.
• Ability to stay informed about local market trends and adjust marketing tactics accordingly.
• Detail‑oriented approach to unit inspections and coordination with maintenance teams.

Required skills

• Experience with property‑management software such as OneSite or Yardi.
• Proficiency in online marketing tools including Craigslist, Facebook and email campaigns.
• Basic understanding of credit and background screening procedures.
