Community Manager – The Keaton at Brier Creek

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of The Keaton at Brier Creek, a stabilized mid‑rise multifamily community in Raleigh, NC. The role includes managing staff, financial performance, resident relations, and ensuring compliance with all applicable housing regulations.

Key responsibilities

• Provide input to the annual budget by analyzing financial statements, market data, and operational reports.
• Achieve targeted revenue by setting rent rates, collecting rent and fees, processing bank deposits, and preparing monthly financial status reports.
• Approve vendor and contractor invoices, verify insurance certificates, code charges correctly, and coordinate payments.
• Control expenditures within the approved budget and manage the petty‑cash fund.
• Oversee lease enforcement, including application approvals, rent discounts, renewals, inspections, notices, evictions, and collection of late fees.
• Conduct market and economic trend analysis to inform pricing and leasing strategies.
• Lead and develop on‑site team members, ensuring adherence to company policies and Fair Housing, ADA, and Fair Credit Reporting Act regulations.

Required profile

• Proven experience in multifamily property or community management.
• Strong financial acumen with ability to interpret budgets and financial reports.
• Knowledge of Fair Housing, ADA, and related regulatory requirements.
• Demonstrated leadership and team‑management skills.
• Excellent communication and problem‑solving abilities.
