About the role
The Building Operations Maintenance Manager leads the maintenance team for senior living communities, ensuring all building systems operate safely and efficiently. This role combines hands‑on supervision, preventive‑maintenance planning, and budget stewardship.
Key responsibilities
- Supervise daily activities of the maintenance crew, schedule tasks and track performance.
- Design and implement preventive‑maintenance programs for HVAC, electrical, plumbing and other building systems.
- Manage the maintenance budget, monitor expenses and identify cost‑saving opportunities.
- Conduct regular building inspections to detect issues before they become problems.
- Respond to emergencies, coordinate repairs and maintain continuity of operations.
- Maintain detailed records of work orders, repairs and equipment performance using a computerized maintenance management system (CMMS).
- Ensure compliance with building codes, OSHA regulations and other legal requirements.
- Negotiate with vendors and contractors, oversee service agreements and manage external relationships.
- Develop and update emergency‑response protocols and communicate maintenance schedules to occupants.
- Analyze energy consumption data and implement efficiency improvements.
Required profile
- Proven experience supervising a maintenance team in a multi‑building environment.
- Strong knowledge of HVAC, electrical and plumbing systems.
- Ability to develop and manage preventive‑maintenance plans.
- Experience handling budgets and tracking expenses.
- Familiarity with building codes, OSHA standards and safety regulations.
- Effective communication skills for coordinating with staff, vendors and residents.
