Service Supervisor – Rutherford Station

About the role

The Service Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This position works closely with the Community Manager and service team to deliver high‑quality maintenance and make‑ready services.

Key responsibilities

• Diagnose and repair defects from resident service requests, following company policies, safety standards, and code requirements.
• Oversee the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Develop and enforce cleanliness and appearance standards for grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, and parking lots.
• Inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards and specifications.
• Maintain inventory of spare parts and maintenance materials, ordering supplies and tools with the Community Manager while staying within budget.
• Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

Required profile

• Ability to diagnose and repair defects in accordance with established policies, safety standards, and code requirements.
• Experience managing the make‑ready process for vacant units, including inspections, punch‑list creation, and vendor coordination.
• Capability to inspect and evaluate work performed by internal staff and external contractors to ensure quality compliance.
• Proficiency in maintaining inventory of spare parts and ordering supplies within budgetary guidelines.
• Commitment to completing monthly preventative maintenance tasks as defined by company procedures.
