About the role
Greystar is seeking a Community Manager to oversee day‑to‑day operations of the McAlpine Vista property in Charlotte. The role combines leadership of on‑site staff with responsibility for financial performance, leasing activity and resident satisfaction.
Key responsibilities
- Develop and manage the property budget by analyzing financial statements, market data and operational reports.
- Achieve revenue targets by setting rent rates, ensuring timely rent collection, processing deposits and preparing monthly financial reports.
- Approve vendor invoices, verify insurance certificates, code charges correctly and coordinate with accounting and ownership.
- Control expenditures within approved budgets and manage petty‑cash fund.
- Oversee lease enforcement, including application approvals, lease renewals, inspections, notices, evictions and collection of late fees.
- Monitor market and economic trends to devise short‑ and long‑term marketing and leasing strategies that drive occupancy.
Required profile
- Proven experience managing multifamily residential properties.
- Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act and other relevant regulations.
- Ability to analyze financial data and make data‑driven decisions.
- Excellent organizational and communication skills.
