Leasing & Marketing Manager – Student Living

About the role

The Leasing & Marketing Manager for the Wexler student living community is responsible for driving occupancy, revenue, and resident retention through effective marketing, advertising, and leasing strategies. This role oversees the leasing team, coordinates with maintenance, and ensures the property meets Greystar’s standards for appearance and safety.

Key responsibilities

• Direct marketing, print and internet advertising, and sales activities to achieve revenue and occupancy goals.
• Monitor on‑site traffic, maintain an inventory of ready apartments, set rent pricing, and manage concessions.
• Stay informed on market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and incentive strategies.
• Utilize property management software to generate sales and leasing reports and track performance.
• Collaborate with the maintenance team to ensure unit readiness and overall community appearance.
• Participate actively in the leasing process, qualify prospects, prepare lease documentation, and manage move‑in procedures.
• Analyze financial, traffic, and closing ratio reports to inform decision‑making.
