Prevailing Wage Maintenance Technician (Brooklyn)

About the role

The Prevailing Wage Maintenance Technician ensures that all building systems, grounds, and common areas at Greystar’s Loden property in Brooklyn meet the company’s standards for cleanliness, safety, and functionality.

Key responsibilities

• Respond to resident work orders and perform preventative maintenance, diagnosing defects and repairing in line with policies, safety standards, and code requirements.
• Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing repairs, and inspecting finished work.
• Manage inventory by tracking usage of tools, supplies, and equipment, returning unused items and notifying supervisors of re‑order needs.
• Complete all required documentation and paperwork accurately and promptly.
• Maintain grounds and common areas by removing trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.

Required profile

• Physical ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and work in confined spaces for extended periods.
• Strong attention to detail and ability to follow established procedures, safety standards, and regulatory requirements.
• Capability to work both independently and collaboratively within a maintenance team.
