Floating Maintenance Technician (San Antonio)

About the role

The Floating Maintenance Technician ensures that all physical aspects of Greystar’s properties in the San Antonio area meet the company’s standards for cleanliness, safety, appearance, and functionality. This role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and conduct preventative maintenance, diagnosing issues and making repairs in line with policies and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible and using materials efficiently.
• Adhere to Greystar’s safety and risk‑management policies, participating in routine safety meetings.

Required profile

• Technical and mechanical aptitude with the ability to diagnose and repair building defects.
• Experience handling work orders, inventory, and documentation in a property‑management environment.
• Commitment to safety standards and willingness to participate in safety programs.
