About the role
The Community Manager for the Wellen property will oversee day‑to‑day operations of a stabilized mid‑rise community of 325 units. Reporting to senior management, this role ensures financial performance, resident satisfaction, and regulatory compliance across all aspects of property management.
Key responsibilities
- Develop and monitor the property budget, analyzing financial statements and market data to forecast performance.
- Set rent rates, collect rent and fees, process bank deposits, and prepare monthly financial reports.
- Approve vendor invoices, verify insurance certificates, code charges to the appropriate Chart of Accounts, and coordinate with accounting and ownership.
- Manage petty cash, control expenditures, and stay within approved budget limits.
- Oversee lease enforcement, including application approvals, renewals, discounts, inspections, notices, evictions, and collection of late fees.
- Monitor market and economic trends to implement short‑ and long‑term leasing and marketing strategies.
- Ensure compliance with Fair Housing, ADA, Fair Credit Reporting Act, and other applicable regulations.
Required profile
- Demonstrated experience in residential property management or community management.
- Strong knowledge of Fair Housing, ADA, and Fair Credit Reporting Act requirements.
- Ability to analyze budgets, financial statements, and market data.
- Excellent organizational and communication skills for coordinating with vendors, accounting, and owners.
