Maintenance Technician – The Breakwater

About the role

Greystar is seeking a Maintenance Technician to support The Breakwater, a stabilized residential community of 400 units. The role ensures that buildings, grounds, amenities, and common areas meet Greystar’s standards for safety, appearance, and functionality.

Key responsibilities

• Respond to resident service requests and complete preventative maintenance work orders, diagnosing issues and performing repairs in line with safety and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain common areas and amenities by removing debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing parts whenever possible rather than replacing them.

Required profile

• 1‑2 years of property maintenance experience.
• Ability to work Tuesday‑Saturday, 9 am‑6 pm, with flexibility for business needs.
• Eligibility for a 20% housing discount.
